Our leasing office hours are Mo - Fr: 10:00 am - 6:00 pm, Sa: 10:00 am - 5:00 pm, Su: 12:00 pm - 5:00 pm
What floor plans do you offer?
Modera South Shore offers an array of 1-, 2-, and 3-bedroom apartments with den options or a spacious 3-bedroom townhome.
Is there a parking garage?
We have dedicated surface parking for the apartment homes, individual rentable garages, and attached garages for the townhomes at Modera South Shore.
Do you offer a valet trash service?
We do not offer valet trash services at Modera South Shore. Trash and Recycling receptacles are located at the rear of the community.
Does the community have gated access?
Our community does not offer gated access.
How does a resident get a parking spot?
Modera South Shore offers 2 complimentary spaces per apt home. 3rd vehicle is $50 per space or garage rental at $275.
Are there guest parking spots available?
We do offer guest spots available on a first come first serve basis.
Do you offer courtesy patrol?
We do not offer courtesy patrol at Modera South Shore.
When were these homes built?
The community was built in 2025.
What is the smoking policy?
At Modera South Shore, we are a 100% smoke-free community.
Does the community have an elevator?
Yes, our flat-style apartment homes feature in-building elevators for convenient, easy access.
How do I get my packages/do you have package lockers?
We have a package room available to residents 24/7. When a package is delivered to the package room, residents will receive an email and/or text message.
Do you allow pets?
We love your furry companions and welcome up to two per apartment home. While we are huge fans of individuality (and the exotic), we have to ask that exotic pals, such as skunks and ferrets, find happy homes with a friend or family member. Please note that we reserve the right to disallow certain aggressive breeds of dogs and aquariums as per our pet addendum.
How do I submit regular and after-hours maintenance requests at Modera South Shore?
We proudly offer an on-site maintenance team. Submit routine requests via your Resident Portal; please allow 48 hours for a response. For after-hours emergencies, call our main number and press 1 to speak with Milly, our virtual assistant, who will escalate it to our on-call associate.
Do the homes have air conditioning?
Our apartment homes come equipped with air conditioning to keep you comfortable all year long.
Do the homes have washers and dryers?
Each apartment home comes with an in-home full-size washer and dryer, making laundry day a breeze!
Do the homes have keyless entry?
At Modera South Shore, our apartment homes feature smart home technology with keyless entry, and smart thermostats.
What kind of appliances does the kitchen have?
Our Marshfield, MA apartment homes offer ENERGY STAR® stainless steel appliances.
What type of countertops do the homes have?
Modera South Shore features quartz countertops.
Do the refrigerators have an ice machine?
Our stainless steel refrigerators come equipped with an ice machine.
Do kitchen sinks have a garbage disposal?
Every stainless steel single-basin kitchen sink at Modera South Shore comes equipped with a garbage disposal.
Do the homes have dishwashers?
Every apartment home comes equipped with a dishwasher in the gourmet kitchen.
What type of flooring do the homes have?
Every 1-, 2-, and 3-bedroom apartments and 3-bedroom townhome at Modera South Shore features wood-style plank flooring throughout.
Do the apartment homes have balconies?
Our apartment homes offer a private balcony in select homes.
Are the homes wired for Wi-Fi?
We offer complimentary Wi-Fi in all common areas.
Is there a community playground?
We have a playground open from 8 AM – 10 PM.
Is there a community clubhouse?
The clubhouse is open from 8 AM to 10 PM for residents and their guests to enjoy.
Is there a community pool?
At Modera South Shore, we have a resort-style pool that is open from 9AM to 9PM.
Is there a community fitness center?
Modera South Shore offers a 24-hour community fitness center.
Is there a community pet park?
We offer a dog park available 24/7, perfect for your furry friends!
Is there a community grilling station?
We proudly offer a community grilling station at Modera South Shore for our residents to enjoy.
Are there coworking/work from home stations?
Our residents can utilize our coworking spaces from 8 AM to 10 PM in our clubhouse at their convenience.
Are there Electric Vehicle/EV charging stations available at the community?
We offer Electric Vehicle/EV charging stations at Modera South Shore.
Does the community have a concierge?
We do not offer concierge services at Modera South Shore.
What kind of tours do you offer?
We provide options for in-person tours and virtual tours. Schedule the tour that suits your needs best today!
How much is the deposit? What other fees are expected at move in?
At Modera South Shore, a one-time holding fee of $500 is due upon completion of your application. This fee will be applied to your move-in costs.
Electricity is billed directly to residents through Eversource. Monthly Wi-Fi service is $65. Pet rent is $45 per month for cats and $75 for dogs, if applicable. Optional garage parking for traditional apartment homes is available for $275 per month. The Resident Liability Program is $15 per month. The RentPlus program costs $8.95 per resident or $14.95 per household each month.
What lease terms are available?
Our community offers a variety of lease terms to meet your needs. Please select an available home to view on our floor plans page for available lease terms.
When is rent due each month?
Rent is due on the first of each month. A grace period extends through the 5th, and a $100 late fee will be applied on the 30th day of the month if payment has not been received.
Are utilities included?
Utilities are not included in the rent payment at Modera South Shore.
How do I pay rent?
To make this as convenient as possible, there are several ways to pay rent. Our favorite is through the Resident Portal or Resident Portal Mobile App. Visit the community website and select 'Residents' to login and submit your payment. You can also download the Resident Portal Mobile App on your favorite Android or Apple device to pay your rent. We also accept e-check, MoneyGram, and credit card payments (service fees may apply).
We're also excited to announce that we are now accepting payments with Flex.
With Flex, you choose when and how you pay rent. Each month, Flex splits your rent into two payments: you pay part of your total rent up front and finance the rest with a Flex credit line. You have the flexibility to choose your second payment date to better align with your finances.

Can the home be sublet or listed on short-term rental platforms like Airbnb or VRBO?
Please note that listing your rental home on platforms like Airbnb and VRBO is not permitted as per the rental agreement. We appreciate your cooperation in maintaining the integrity and safety of our community.
What steps does Mill Creek take to prevent rental application fraud?
At Mill Creek, we use advanced fraud detection tools to protect both our communities and applicants. These include identity verification, income validation, and document authentication technologies that help flag altered or suspicious information. We also work with trusted third-party partners like Snappt and use screening tools that verify applicant data in real-time.

Do I need to complete a PetScreening Profile?
Yes — and we're glad you asked! At Mill Creek Residential, we believe pets are part of the family. That's why all residents are asked to complete a quick pet profile through PetScreening.com.
Even if you don't have a household pet, this step is required and helps us create a welcoming community for every resident.
Is renter's insurance required?
At the time of application, residents are automatically enrolled in the Resident Liability Program at $15 per month. This is the simplest and most cost-effective way to satisfy the insurance requirements of your lease. The resident liability program is not renters insurance and does not cover personal property contents or liability coverage to third parties (other residents). Residents have the option to opt-out of the program by supplying their valid third-party renter's insurance policy to MillCreek.ConfirmInsurance.com.
